Selling yours? Lorraine lists Kitsap homes for 1%
The Kitsap record, read closely

What Kitsap houses actually sold for.

Every closed sale in this county is filed with the Assessor and the Treasurer, and every one of those filings is public. What we publish here is the number written on the excise affidavit at closing. Not the asking price, and not an estimate a website generated about a house it has never seen.

Bremerton to Bainbridge, Olalla to Hansville. If a house on your road changed hands, the county wrote it down. This page reads it back.

The Kitsap market, recorded

Sales in the file
23,150 Every arm's-length sale of a Kitsap parcel with a house on it, recorded from 2021-01-04 onward.
Sold in the last twelve months
3,555 Recorded 2025-05-30 through 2026-05-29.
Median price, last twelve months
$557,400 The middle price of those sales. Half the county sold above it and half below. Sales the Assessor flagged as bundled with other property, or as new construction, are left out; those are the ones that make an average lie.

Recorded by Kitsap County: the market's record, not a list of Lorraine's sales. These are the county's own filings for every seller in Kitsap, assembled here and read back, waterfront and inland together, which the waterline section further down separates.

Where the county recorded them

What the middle house sold for, by community.

The community names are the Assessor's own neighbourhood labels, not our wording. They are how the county files a sale, so they are how it is read back here. Communities are ordered by how many houses sold in them, and each median counts whatever that community recorded: see the waterline below for what that means.

The waterline

Waterfront is its own market.

A house on the water and a house a mile inland are not the same product, and one median describing both would describe neither. So the record is read on each side of the waterline separately.

Recorded by Kitsap County: the market's record, not a list of Lorraine's sales. The county codes waterfront on the parcel itself; these are its own filings, split on its own flag.

Waterfront

None of the communities listed above recorded a waterfront sale in this window, so every median in that table is an inland figure. The county files shoreline in its own neighbourhoods, the ones with "WF" in the name, which is why the two do not mix there.

Not all waterfront is the same waterfront.

The county classifies every waterfront parcel by its bank: how far the house stands above the water, and what it takes to get down there. A low bank is a walk; a high bank is a staircase. These are the Assessor's own classes. Classes with fewer than a dozen sales in the window are left out rather than given a median a handful of houses cannot carry; that is 2 more classes and 10 sales between them.

Recorded by Kitsap County: the market's record, not a list of Lorraine's sales. The newest filings of any kind, waterfront and inland alike. The ones on the water are marked. Street and community are shown; house numbers are withheld on purpose. A market record is not a directory of who lives where.
